By March of 2021 home prices in San Diego had already seen phenomenal growth. At that time, most people were shocked at where the median home price had risen to and very few would have expected that growth to continue in double digits a year later - but that's exactly what happened throughout most of San Diego County.
According to Redfin, in March of 2022 the median sale price of a single family home in San Diego County was $975,000. As interest rates climb, the number of home sales is beginning to decline, but prices in most San Diego County cities have not.
According to a report from CoreLogic, who compared media home sales prices in San Diego County from March of 2021 to March of 2022, only five cities in the county experienced a decrease in home prices year over year: Bonsall, Cardiff by the Sea, Descanso, Julian, and San Ysidro. Except for Bonsall, each of these cities had a low number of home sales.
The ten San Diego County cities with the highest year over year (March of 2021 - March of 2022) price increase were:
- Pine Valley - 81.4% increase
- Del Mar - 73.7% increase
- Rancho Santa Fe - 72.9% increase
- Solana Beach - 55.2% increase
- Dulzura - 52.2% increase
- Borrego Springs - 52.1% increase
- Jamul - 49.8% increase
- La Jolla - 38.5% increase
- Carlsbad - 36.9% increase
- Poway - 34.5% increase
Based on March 2022 data, San Diego County now has 11 cities whose median home price tops one million dollars:
- Rancho Santa Fe at $4,582,500
- Del Mar at $3,000,000
- La Jolla at $2216,250
- Solana Beach at $2,095,000
- Coronado at $1,945,000
- Encinitas at $1,739,000
- Cardiff by the Sea at $1,550,000
- Carlsbad at $1,300,000
- Poway at $1,246,750
- Bonita at $1,099,000
- Jamul at $1,012,500
